Water:
There is one electric well on the property pumping to a 2,000 gallon underground storage tank that overflows to the pond beside the barndominium. There is also a working windmill located at the bottom of the first draw you’ll come to off the bluff where the barndominium sits. Seasonal creeks snake across the property and feed the three to four ponds that are scattered across the land.

Hunting:
A wide range of wildlife can be found on the ranch. The whitetail and mule deer are of good stock and aside from the lush native vegetation, there are also strategically placed feeders and hunting blinds across the property. In addition to the quality deer hunting, there are also healthy populations of turkey, aoudad sheep, bobcats, wild hogs, and dove available.

History:
Over the years, the property has been used and developed into the top-rate hunting ranch that it is today.

Improvements:
There is a barndominium constructed near the entrance of the ranch with a large garage for storing ATVs and other equipment. Inside the apartment, the rustic wood paneling creates that hunting lodge “feel” in a newer steel building. The open floor plan from kitchen to living area makes for a great entertaining space. There is also a large bunk room that doubles as a game room. The building is also tied to the well and a 2,000 gallon storage tank as well as a septic system.

The perimeter of the ranch is completely fenced and on three sides, the 5-strand barbed wire and is about five years old. The north boundry was not replaced with the rest of the fence, but is in good condition. Established ranch roads across the property allow you to reach a majority of the ranch.
