Location:
Conrad Ranch is located in the great ranch land of the Panhandle. About an hour and 15 minute drive southeast, you will find yourself in Amarillo. Amarillo offers an international airport and many other great business opportunities. The ranch is located just north of the small town of Adrian, off of Interstate 40.
Water:
Las Arches Creek runs along the eastern side of the property, providing seasonal ponds. West Dam Creek runs on the west side of the property. The ranch is very well watered with 12 windmills or solar wells, and two electric submersible wells that have been piped to multiple water troughs throughout the property. Several new solar wells, with additional water lines piped to new water tanks.
Hunting:
The area is known for great hunting. Conrad Ranch has a healthy population of mule deer, whitetail deer, hogs, turkey, blue quail, bobwhite quail, pronghorn, and dove. Occasionally, you will find elk. There are 3 pronghorn tags available each season.
History:
Years ago, Conrad Ranch was part of the historic XIT Ranch, and then later the Matador Ranch. It has most recently been used to run approximately 1500 yearlings, roughly six months out of the year. The ranch is neighbored by substantial ranching operations.
Improvements:
Conrad Ranch features approximately 12 miles of new fence primarily in perimeter fences. The other fence is considered to be in average condition. There is cross fencing, splitting the ranch into 10 pastures of various sizes, with each pasture having water available. There are two sets of pens. The first is centrally located and would be the main set of shipping pens that are in good condition, set up well, and equipped with scales and a loading chute. The second smaller set is located in the northeast portion of the ranch. In the southwest corner is a trap with a shed for livestock shelter and several small pens.
Minerals:
The seller is to convey 50% of owned mineral rights and 100% of wind rights. All of the water rights will convey as well.
Landscape:
The ranch embodies rolling elevation changes with parts of the ranch leveling out. Breathtaking views from the northwestern corner of the ranch, with deep draws with large Cottonwood Trees, along the eastern half of the ranch near the Las Arches Creek. The soil descriptions and codes are listed with percentages for the area of interest totaling 100%: Acuff loam (AcB) 19.15%, Moeetie-Veal-Potter mix (MVE) 16.62%, Mobeetie-Tascosa association (MTE) 10.15%, Berda-Veal association (BVD) 7.48%, Estacado clay loam (EbB) 5.28%, Likes loamy fine sand (LkD) 5.25%, Amarillo fine sandy loam (AfB) 5.08%, and all other soil types accompanying are less than 5.00% throughout the property.
The mix of native grasses is ideal and has been very well managed to prevent over-grazing. There is a great variety of vegatation and landscape across the ranch including Mesquite and Cholla Cactus, and some Sagebrush and Cottonwood trees mostly on the eastern side of the ranch along the creek bottoms. There has also been brush control by grubbing the Cholla and Mesquite in certain pastures.

There are no known exclusions at this time.
Zoning/Easements:
The property is outside of any municipality so is not zoned. There is a legal easement for access to the ranch. There are easements through the ranch for neighboring ranch owners to access their land.

Conrad Ranch lies in the eastern half of Oldham County, and is neighbored by multiple large ranching operations. The Canadian River is located just 2 miles to the north of the ranch. The ranch is approximately 12 miles north of Interstate 40.
Access:
The property is accessible by a graded road. Throughout the ranch there are many dirt roads that lead to each pasture and most areas of the ranch.
Directions:
From Adrian, TX take Colorado Ave north til the roads turns into County Road 23. Stay left on CR 23 for about 12 miles.
