Location:
Bushland Grain Elevator Facility is very accessible and ideally located in the heart of Bushland, approximately 12 miles west of Amarillo.
Water:
Water is provided to the facility by Bushland Water Supply.
History:
The original elevators were built in the 1950s, and the facility was added onto in the 1980s. The past few years an established retail business has operated out of the store front of the building off of FM 2381, providing shopping for surrounding communities.
Improvements:
Bushland Grain Elevator Facility features 14 concrete bins that were built in the 1950s that hold 513,000 bushels and two upright steel grain storage bins constructed in 1980s that hold an additional 382,000 bushels. The total capacity of bushels the elevators can hold is 895,000. Grain is delivered to the facility via a 6,000 bushel/hour 130 foot elevator leg, a 1,500 bushel dump pit, complete with conveyor systems, grain aeration storage fans, grain probes and other grain equipment. Grain is moved from the dump pits to the storage bins via the elevator legs and / or overhead conveyor systems.
The retail building has an established business operating out of the store front. This 14,000 sq. ft. metal building with concrete foundation includes 2,800 sq. ft. of retail space and 4,200 sq. ft. of office space, reception area, break room, and kitchen. The remaining 7,000 sq. ft. serves as a warehouse storage space.
Four fuel dispensers are located on the southeast corner of the property. The No Lead Gasoline dispenser has a capacity of 12,000 gallons; Premium Gasoline dispenser is 4,000 gallons; Public Use or Clear Diesel is 12,000 gallons; and Farm Use or Red Diesel is 8,000 gallons.
Driveways and parking areas are a mix of gravel and concrete for easy maintenance. The facility also features security lighting on all the buildings and parking areas.
Exclusions:
The exclusions from the sale of this property include: all inventories owned by or under the control of the seller, all rolling stock on the property, all office furniture and equipment, all machinery and equipment used or usable in connection with the deer corn cleaning and bagging operations, including without limitation the stacker and bagger, all signage and all personal property owned by third parties, including without limitation the cell towers and related equipment and fixtures on and at the west elevator at Bushland.
Zoning/Easements:
The property is inside Bushland city limits, although Bushland does not contain any zoning ordinances. There are no known easements that would affect operation of the land. It is anticipated all existing easements will be identified by surveyors.
Estimated Taxes:
Potential buyers will be responsible for verifying the taxes with any potential exemptions.
Area:
The property is located in the lower southwest quadrant of Potter County and sits north of I-40.
Access:
The property is accessible from I-40 frontage road and other maintained city streets, 19th Avenue and Wells Street.
