Canyon is a quick 10 minute drive to the northeast and Happy only 16 miles to the southeast. These tracts are two miles south of Buffalo Lake Road and two miles west of FM 1705.

There are no water wells located on the tract.

The property will have the occasional coyote, quail, dove and other native wildlife.
History:
The homesite tracts are unimproved and have been used for grazing cattle previously.

From Canyon, head south on UH 87/Happy Highway for about 4 miles; turn west on Buffalo Lake Road for 5 miles; turn south on Arnot Road for 2 miles. Property sits on the south corner of Arnot and Hungate Rd.
