This property is located about 13 miles southwest of Gruver, Texas, and about 90 miles north of Amarillo, Texas.

Description:
Two separate sections of land both bordering the USA Feedyard located just southwest of Gruver. The East Section is currently all grass with irrigated land surrounding it promising good water. There is also a decent sized lake, about 17 acres in size, and stays full year-round. It is primarily fed by a combination of rain water and water tank run-off from the feedyard. This section has potential to be developed into irrigated farmland with room to add a 1/4 mile sprinkler in the SE corner with water from the lake or future wells. There is currently a submersible well used for livestock water.

The North Section is located just north of the feedyard and is about 50% grass and 50% dryland farmground. There are two submersible wells, one is newer and is solar powered. This would make a great option for grazing and a small cattle operation with a set of pens and covered shed plus all new fencing with cross fences and traps. 

Both sections are very accessible with location to major feedlot with marketing of cattle and grains available just next door. 

Water:
There are a total of three submersible wells. Two on the North Section and one is newer with a solar panel. You'll also find a pond from rain water runoff on this section. The third well is on the East section in addition to the ±17 acre lake. 

Hunting:
Native birds to the area have been actively seen on the property including quail, pheasant and dove. 

History:
Over the years, the property has primarily been used for general agricultural uses.

Improvements:
The property boasts very good fencing and three wells. There are also some pens, traps and a covered shed on the North Section.

The land is mostly flat with some rolling characteristics near creek beds. The soils for the North Section here within are listed with the accompanying percentages with total area of interest equaling 100%: Sherm silty clay loam (ShA) 74%; Potter soils (PGE) 13.9%; Sunray loam (SyA) 8.4%; Conlen clay loam (CoB) 2.1%; Sunray loam (SyB) 0.9%; Dumas loam (DsA) 0.7%. 

The soils for the East Section here within are listed with the accompanying percentages with total area of interest equaling 100%: Sunray loam (SyB) 39.6%; Potter soils (PGE) 24.9%; Sherm silty clay loam (ShA) 13.9%; Sunray loam (SyA) 6.8%; Conlen clay loam (CoC) 6.4%; Sherm silty clay loam (ShB) 4.5%; Bippus clay loam (BcA) 3.9%.

The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the ranch. It is anticipated all existing easements will be identified by surveyors.

The property is located in the southwest quadrant of Hansford County, Texas. HWY 136 is about 7 miles to the east of the property.

The East Section can be accessed via County Road 4 on the west for about a mile and County Road X on the south each for about a mile. 

The North Section can be accessed via County Road W on the south for about a mile and by County Road 2 on the west side for about a mile. 

Directions:
From Gruver, Texas, travel south on HWY 136 for about 4 miles then turn west on FM 2018 for about 6 miles then turn south on CR 4 for 2 miles and you will be at the NW corner of the East Section. Go west on CR W for about 1 mile to the SE corner of the North Section.
