This property is located about 2 miles west of Sunnyside, Texas, in southern Castro County. Lubbock, Texas, is just over an hour drive to the southeast and Amarillo, Texas, is about an hour and fifteen minute to the northeast.

Over the past several years, the property has many been used for growing corn and hay.

Improvements: 
The main improvements to the property include the 2 wells. The electric well is about 4 years old. Recently, a new turbine pump was installed on the natural gas well.

Minerals: 
The percentage of mineral rights owned by the current owner will be negotiable.

Landscape:
The farm sits on a running water draw. Roughly the south half of the property is very flat terrain while the north side is gently sloped. The soil composition can be classified with the following percentages totaling 100%: Estacado loam (EsB) 51.5%; Estacado loam (EsA) 42.1%; Possey complex (PoA) 6.4%.

Zoning/Easements: 
The farm is outside any municipality and not zoned.  There are no known easements that adversely affect operation of the farm.  It is anticipated that all existing easements will be identified by surveys performed in connection with the sale process.

The property is located in the High Plains Underground Water Conservation District.

Area: 
The farm is located in the southwest Castro County and sits about 2 miles off Highway 385.

Access: 
The property has access on the west side by CR 512 and on the south by CR 629.

Directions: 
From Dimmitt, Texas, go south on HWY 385 for about 14.3 miles to CR 629. Go west about 1.5 miles to southeast corner of property. Farm lies on the north side of the road.
