This property is located about 17 miles east of Stratford, Texas, and about 90 miles north of Amarillo, Texas.

Description:
The Smith Ranch is situated on the Coldwater Creek breaks, providing stunning views of the surrounding canyon terrain. While there is rolling ground on the ranch, the majority of the land is flat great for ranching and farming. ±500 acres are irrigated on the south side of the property. Three wells combine to produce 2,100 gallons per minute. Additionally, there are very good pens and corrals conveniently located for easy access. The hunting experience is unique to this property with its location on the edge of the breaks. The wide variety of wildlife that can be seen on the property include deer, turkey, quail and other native game. There is an abundant source of water available with 11 water tanks strategically placed across the property. In addition, there is extensive fencing on this property with several traps, which make moving and gathering cattle a very easy task.

Water:
There is one very good submersible well, that provides livestock water throughout the ranch. Also, three irrigation wells each pumping at a solid 700 gallons per minute.

Hunting:
Thanks to the location of the ranch on the edge of the breaks, there are unique hunting opportunities including an abundance of mule and white tail deer.

History:
Over the years, the property has primarily been used to run cattle. Also, a long history of producing corn, wheat and cotton with an abundance of water.

Improvements:
This property is equipped with four Valley sprinklers, two which are only one-year old, and two which are a couple years old. Three are 8-tower sprinklers and one is 10-tower. Ranch is equipped with another submersible well, which provides water across the ranch with 11 water troughs. Irrigation wells are equipped with one Caterpillar motor and two Moline motors. Property is also fenced and is in good condition with state of the art corrals.

The land is mostly flat up to where it drops off into the canyon terrain. The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the ranch. It is anticipated all existing easements will be identified by surveyors.

Directions:
From Stratford, Texas, go east on HWY 15 for about 13 miles to intersection of FM 119 at blinking light. Head south for about 4 miles to the NE corner of the property.
