The property is about 3 miles north of Springlake, Texas on HWY 385. Lubbock is about 60 miles to the southeast and Amarillo is about 90 miles to the northeast.

Hunting: 
The property has primarily been used for farming usages only, so the quality of hunting is limited to the native wildlife in the area.

History: 
Over the past several years, this half section of land has been developed for irrigated farming.

Improvements: 
There are 2 wells on the farm that were last improved and worked on in 2010. One well is gas with a 4” turbine and the other is a submersible 25 HP pump. In addition, there are 2 Zimmatic sprinklers roughly 30-35 years old.

Minerals: 
The percentage of mineral rights owned by the current seller will be negotiable in the terms of the contract.

Landscape:
The farm is mostly flat and readily available for farming usages. The soil has rich loamy soil and the profile of the soil are as follows with percentages adding up to 100%: Olton loam (OtA) 90.3%; Olton loam (OtB) 6.8%; Amarillo fine sandy loam (AfB) 2.5%; Acuff loam (AlA) 0.4%.
