This property is located in the southeast corner of Texas County, Oklahoma, on the east side of Guymon on HWY 3. Amarillo, Texas, is about 2 hours south while Oklahoma City, Oklahoma, is about 4 hours to the southeast of the farm.

Tract 1: has a tremendous location with approximately one mile of frontage on HWY 136 and just outside the city limits of Guymon, Oklahoma. Property is developed with six irrigations wells and an underground pipe connecting to three Valley Sprinklers, in which one is a 1/2 mile sprinkler and the other two 1/4 mile sprinklers. Owner states all wells on this property combine to pump around 1200 gpm. Also, on Tract 1, there is a very good set of preconditioning pipe pens and shipping facility in which has 500 ft of concrete bunk. It is very well fenced, and just recently, the owner has sold a parcel out of this tract to Texoma Wheat Growers who are building a large grain elevator facility at this time. Tract 2: this farm ground also boasts a great location just 1 mile East of Guymon, Oklahoma, on HWY 3. Acreage totals +/- 1,260 acres with +/- 980 acres under center pivot irrigation. Tract 1: Equipped with five irrigation wells powered by natural gas engines, and one submersible electric pump, all tied together with underground pipe and producing +/-1,200 gpm.

Tract 2: Equipped with 8 irrigation wells powered by natural gas engines producing +/-3,000 gpm. In the NE corner of this tract, another well produces +/- 1,000 gpm equipped with Caterpilar engine.

Hunting: 
This area is known for the excellent pheasant hunting. There is also a healthy population of quail and deer in the area.

History:
Throughout the years, this farmground has produced good yields mainly in corn, milo, wheat, and cotton.

Landscape: 
The terrain is very flat and readily available for farming usage. The soil is excellent soil for farming and is almost all clay loam.

Tract 1: The soils here within are listed with the percentages for area of interest totaling 100%: Gruver clay loam (Rc) 58%; Ulysses clay loam (UcA) 17.1%; Sherm clay loam (Pm) 13.4%; Gruver loam (Rt) 8.7%; Ulysses clay loam (UcB) 2.9%.

Tract 2: The soils here within are listed with the percentages for area of interest totaling 100%: Gruver clay loam (Rc) 83.9%; Ulysses clay loam (UcA) 14.2%; Gruver loam (Rt) 1%; Ulysses clay loam (UcB) 1%.
