Ochiltree 730 is very accessible and ideally located just 11 miles West of Perryton, TX, with Spearman, TX, being just less than 16 miles away. The Amarillo International Airport is approximately a one hour and 45 minute drive and Oklahoma City, OK, is just under a four hour drive.

There is a late 1990's model Valley sprinkler in excellent condition with 11.2/38 tires, low drops with new hose. An added bonus to the property is the mineral production. There is one producing oil well, and one producing gas well. There is a very good, fairly new 5 wire barbed wire fence around the entire property perimeter. This area is a fantastic crop producing area with strong underground water and the Farnsworth elevator is just 1/4 mile away.

Water: 
There are two irrigation wells on the property and one submersible well for livestock water. One of the irrigation wells is powered by a natural gas engine which is producing +/- 850 gallons per minute. The second irrigation well, not being used at this time (condition unknown), will produce +/- 350 gallons per minute per landowner.

Hunting:
This area is known for the excellent pheasant hunting. There are also quail and deer that call this land home.

History:
Throughout the years, this property has been producing mainly corn, milo, and wheat.

Improvements:
Property improvements consist of the Valley 1/2 mile sprinkler system, the two irrigation wells, submersible well, fairly new 5 strand barbed wire fence surrounding the perimeter.

No mineral rights will convey.

Landscape:
The terrain is very flat and readily available for farming usage. A small playa lake resides on the West edge of the property and is not in the way of the center pivot irrigation. The soil is excellent for farming and is predominantly clay loam (92%).

Exclusions:
The landowner is excluding the 2016 wheat crop and wheat hay on the property as well as any personal farming implements such as panels and loading chutes.

Zoning/Easements: 
The land is outside any municipality and not zoned. There are no known easements that adversely affect operation of the land. It is anticipated that all existing easements will be identified by surveys performed in connection with the sale process.

From Perryton, Texas, take Highway 15 eleven miles West and then turn North on to County Road 7. From there, continue on to the South East corner of the property for entrance.
