The property is located 9.5 miles SW of Happy,Tx on Hwy 1075 and approximately 8.5 miles East of Arney, Tx.

Acres:

Description: 
The 906 acres is divided by County Rd 3. With roughly 633 acres that sits on the West side of County Rd 3 and 273 acres on the East side. Both places boast a great stand of native grass and bluestem mix that has been well maintained. This property could be easily cross fenced for a rotational grazing program. An additional section of property that borders on the West side with 151 acres of dry land farm ground and the balance in native grass could be purchased as well to make 1,546 total acres.

Water: 
Each property has its own domestic well that feeds new fiberglass drinking tubs with floats. On the 273 acres there is a 1,680 gallon fiberglass tub and on the 633 acres the fiberglass tub is 3000 gallons. On the 633 acres there are some older wells that were once used for irrigation.

Hunting: 
Native birds are abundant in the area including dove, quail, and pheasant in the area.

History:
Property is commonly referred to as the Leavitt Place. At one time, the 633 acres was an irrigated row crop farm.

Improvements: 
Both properties have good fencing around the properties. Some stretches of the fencing have recently been rebuilt. There are also new fiberglass water tanks.

Minerals:
100% of owned mineral rights will convey. Property currently has a wind lease. 1/6 of wind rights would be negotiable.

Landscape: 
Landscape is very common to the area. Both properties are well covered in native grass making this a great property for cattle grazing. On the south side of both properties, there is a slight slope from north to south.

Zoning/Easements: 
The ranch is outside any municipality and therefore, not zoned. At the present time, there are no none easements that adversely affect operation of the property. It is anticipated that all existing easements will be identified by surveys performed in connection with the sales process.

From Happy, Texas, take FM 1075 for about 9.5 miles southwest to CR 3. Go south on CR 3 and the 633 sits on the west side of the road and the 273 acres will be on the east. Both properties can be accessed from FM 1075. Access gates are located on the northwest side of each property.
