This property is located just 10 miles northeast of Gruver, Texas. The closest major airport is located in Amarillo, Texas, about an hour and half drive south.

Description:
This property is in a great location with major feedlots nearby and in a great crop producing area. This property is split into 4 Tracts, can be purchased separately or all together.

Tract 1: +/- 960 Acres
Owner developed two new irrigation wells, with one well producing 1400 GPM, owner states that there is no draw down on this well.
The other well producing 400-500 GPM, and two older wells on the property not being used at this time, one of the older wells was bailed down too 520 ft.
This Tract 1 is equipped with 2 new 8000 Series Valley sprinklers, both sprinklers covering 250 acres each, both 12 tower full circles.
The owner planted a circle of corn, which produced 264 bushels an acre, and a circle in cotton, which looks very good.
The other 1/2 Section on this Tract 1, was recently broke out of grass, owner put down 20 tons of manure and planted wheat.
The map link shows this half to have a small waterway thru the 1/2 Section, this waterway is very shallow and is very capable of another 250 acre pivot installed on this 1/2, and the 2 new wells are located on this 1/2 section.
This Tract 1 consisting of +/- 960 Acres is very good farm with room to improve the last 1/2 section I mentioned, priced to sale at $2,600,000.00.

Tract 2: +/- 320 Acres
This Tract 2 consists of +/- 320 acres in which owner has broken out of grass +/- 130 acres and planted to cotton, the remainder of the acreage is native grass with a draw running thru it.
The native grass acreage has also has several out buildings and a set of corrals and a 60*45 foot barn. The house on this property is not in very good shape, with some work could be a fixer upper, or this would be a great place to build a house. Priced at $400,000.00, a very good 1/2 section in a great location.

Tract 3: +/- 320 Acres
This Tract 3 is in CRP program and on its 4th year in the program with payments of +/- $7600.00 per year. Also on this tract is a 80 x 40 barn and a hay shed. This 1/2 has FM 2535 frontage to the South, this CRP is priced to sale at $320,000.00

Tract 4: +/-160 Acres
This 1/4 section of dry-land farm, lies very flat with very good soil. There is a older well in the NW corner of the property not being used at this time. Well log shows to be 508 ft deep, this could be a decent well.

Water: 
This farm has two new irrigation wells. One well is 560 ft deep and is equipped with a 353 CAT engine and produces 1,300-1,400 gpm. The other well at 520 ft produces 400-500 gpm and is equipped with 855 Cummings.

Hunting: 
This area is known for the excellent pheasant hunting. There is also a healthy population of quail and deer in the area.

History: 
Throughout the years, this farm ground has produced good yields mainly in milo, wheat, and cotton. This farm has been a dry-land farm up until last year.

Improvements: 
This farm is improved by two new irrigation wells, and two new Valley 8000 Series Sprinklers covering 250 acres each. The property also has several barns and out buildings and two sets of corrals on the property.

Owner does not own any of the minerals on the property.

Landscape:
The terrain is flat and readily available for farming usage. The soil composition is excellent for farming. The west portion of the property is compromised of the following soil profile totaling 100%: Oslo silty clay loam (OsA) 58.9%; Sherm silty clay loam (ShA) 19.9%; Sunray loam (SyB) 21.3%. The east portion of the property is compromised of the following soil profile totaling 100%: Sunray loam (SyB) 38.6%; Sherm silty clay loam (ShA) 29.2%; Oslo silty clay loam (OsA) 15.1%; Sherm silty clay loam (ShB) 11.5%; Oslo silty clay loam (OsB) 4.9%; Sunray loam (SyA) .7%. 

Exclusions: 
Planted corn and cotton crops will be excluded from sale.

Zoning/Easements: 
The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the farm. It is anticipated all existing easements will be identified by surveyors.
