This property is located in northeast Gray County, Texas. The closest international airport is Rick Husband International in Amarillo, Texas, and is about an hour to the west.

The well feeds a tank that is shared on the east fence line. There is also a pond and several stock tanks strategically placed across the property.

Hunting:
A protective topography of the shallow canyons and dry creek beds create long stretches of low spots for wind breaks and cover for deer, aoudad sheep, antelope, and quail. Annually, trophy quality whitetail and mule deer are harvested from the property. Currently there are 3 fiberglass blinds and 3 feeders that will be included with sale of the ranch.

History:
Once owned by the Cockrell family, owners of nearby feed yards would keep their horses on this property, thus the Horse Pasture Ranch name stuck. Over the past few years, the land has been used to run cattle and for hunting and other recreational purposes.

Improvements:
The exterior and cross fencing is in good condition and is strung with 5-strand barbed wire. There is one submersible well and one solar pump well that provide water to the stock tanks.

Minerals:
The current percentage of owned mineral rights is unknown but 100% of any owned interest will convey. The owner will keep 50% interest in shared solar water well.

Landscape:
The rolling landscape is picturesque and ideal for recreational land for attracting a variety of wildlife. From Pampa, TX, go east on HWY 152 towards Mobeetie, TX. Go south on CR 22 about 14 miles east of Pampa. Continue south about 1 mile to easement. Take dirt road east about ¼ mile to gate.
