As the owner of this property, you, your family and guests will enjoy a wide range of scenery with rolling hills, cottonwood and elm bottoms, a deep draw with a seasonal creek, tall trees and a variety of foliage and wildlife. Once the cherished “old home place” of a prominent Texas Panhandle ranch, this is the choice location for miles. Unlike many survival properties, this location was chosen for its central location from both coasts and access to modern conveniences. The ranch is situated between multiple corporate airport facilities, an international airport and the intersection of two interstate highways. Fuel, groceries, restaurants and shopping are all within minutes. This is a happy place with inspirational sunsets, bird songs in the air and scents of sagebrush, cedar and wildflowers in the spring, create a natural awakening wherever you are on the property.

Water:
A deep well with a 60 gallons per minute pump, a total of over 19,000 gallons of external and internal water storage, and pumping and multistage filtration are all housed within decorative brick stone structures.

Hunting:
Past owners were avid bird watchers and strategically placed trees and bird houses to create a habitat conducive to many bird species making for great bird watching, photography and painting. The property has a healthy population of wildlife for hunting including deer, turkey, quail, dove and infrequent mountain lions and bobcats.

Improvements:
Set on just over 200 acres, a quarter mile back from the front gate, a fortified three acres encompasses the heart of the ranch. It is completely protected by a 2,200 foot long, 10 to 15 foot high decorative stone block wall that is both steel re-enforced and concrete filled, while wired with fiber-optic networking and many advanced security features. Three magnificent Santa Fe gates provide access to the fortress. Great care was taken to insure mostly unobstructed views from within the protected acreage, because the building site is situated on a hill overlooking the ranch.

In all, there are three residences enclosed within the wall commonly referred to as the following: The Guest House, The Ranch House and The Bunk House.

The Guest House is the primary security facility on the property and was designed to provide layered defense and complete off-grid living in times of crisis, while at the same time offering luxury accommodations that belies its defensive nature. The Guest House kitchen is sized to accommodate 20 or more residents and includes GE Monogram double appliances with a stunning 60-inch-wide Viking gas range. A huge, specially conditioned food larder and separate utility pantry with extensive custom shelving provides plenty of storage for food stores. There are also two en suite guest bedrooms and two additional full guest bathrooms. The four-car garage is air conditioned to provide additional sleeping accommodations in times of crisis and includes in-ground defensive barricades. Steel doors and roll-down curtains protect patio entrances that are further protected by reinforced decorative stone patio walls, one with an exquisite pergola and fireplace. Accessed via a hidden mag-lock keypad, the security survival areas were custom-designed in Utah and Switzerland and installed underground behind multiple four-ton steel doors, and includes secure storage areas, surveillance monitoring, an armory, a private elevator and secure sleeping for 22 or more with access to electricity, water, food and filtered air for extended periods. The NBC disaster shelter was custom engineered and built to provide protection from blast, fallout, initial radiation, EMPs, fire, chemical and biological threats. There is a complete commercial surveillance command center (plus a backup command center) with 21 high-end video cameras, as well as pole-mounted security lights and fiber-optic wired networking throughout the property. Two separate generators both powered by natural gas and a standby 1,000 gallon propane tank for one of the generators to provide for off-grid power. UV and ozone treatment facilities and three Swiss-manufactured Andair AG positive-pressure air filtration systems continuously clean the air throughout the facility. While the waiting list for new construction of such high-end custom facilities runs 3 to 5 years, these security features are turnkey and move-in ready.

The Ranch House with 3,187 square feet and is being remodeled to perfection with a large open floor plan offering good flow between the living spaces, dining room and kitchen, media family room and a 23x25 foot master bedroom with picture windows offering expansive views of natural splendor. Sliding French doors open to a very large morning room with a fireplace. Four large panoramic windows and French doors offer captivating views. There is also a nice size guest bedroom suite. Rustic vaulted ceilings throughout the home are complimented by striking exposed wood beams. The ranch house is about 80% complete and can be completed to buyer’s preference of wall colors and wood stains as well as kitchen and media room cabinetry. Designed with elegance and grace, this custom residence will incorporate the finest craftsmanship, features and Thermador kitchen appliances. Out the doors from both the kitchen and morning room is a large in-ground 32,000 gallon diving swimming pool that can be redone.

The Bunk House with 1,260 square feet has two nice size bedrooms and shared bath. Original to the property, the exterior of the bunkhouse has been updated in addition to the separate double garage and a dog kennel to match the same decorative Austin Stone of the other structures and security wall.

Other improvements on the property include a caretaker’s residence located at the front gate to the property that has a very large, well planned irrigated garden not currently in use. There is also a horse corral and a tack and storage buildings with the Austin Stone exterior. The property features extensive cross fencing for grazing cattle or horses.

The current owners do not own any mineral rights.

Landscape:
The ranch is a combination of hills, creek bottom, thick tree cover and four pastures ranging in size from +/- 40 to 60 acres. Zoning/Easements:
The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the ranch. It is anticipated all existing easements will be identified by surveyors.
