The property is located about 4.5 miles northeast of Hedley, TX. Amarillo, Texas, is about 79 miles to the west while Oklahoma City, Oklahoma, is about 210 miles to the east.

Description:
The name of this property says it all! This smaller grassland acreage is surrounded by thick tree lines on three sides. The ground is gently sloping and land is cleared, great for running cattle. Property has been cross fenced into five sections, perfect for rotational grazing. Potential for ground to be broken out for general farming usage. The property is in a good water area and there is a plentiful supply for livestock.

Water:
A newer irrigation well was drilled in 2012 and said to pump 150 gpm. Also, an operable windmill supplies most of the livestock water on the property. 3 stock tanks sit centrally located at the intersection of the cross fencing. An overflow dirt tank was created just on the other side of the cross fence from the stock tanks.

Hunting: 
Donley county has exceptional deer hunting. With the property surrounded by tree lines combined with the grassland acreage, you will find a good population of whitetail deer, turkey, dove and much more!

History: 
Over the years, the property has primarily been used to run cattle and other recreational purposes. 

Improvements:
The perimeter is entirely fenced with 4 strand barbed wire and additional cross fencing to create 5 separate pastures. There is a windmill in good condition that supply water for the livestock. There is also a set of working pens in the center of the property.

Landscape:
The land is mostly flat with a gentle slopes across the land. The soils here within can be are listed with the accompanying percentages with total area of interest equaling 100%: Delwin fine sand 85%; Nobscot fine sand 15%.
