Location:
The property is located about 14 miles southwest of Dimmitt, Texas. It is also approximately 80 miles from either Amarillo or Lubbock, Texas.

Description:
The Haberer farm is suitable for growing corn and wheat. There are two wells, both electric and a Zimmatic sprinkler with large tires. Out of the +/- 138.1 acres, 105 are under center pivot. The two west corners of the property are enrolled in CRP. You will also find a good sized Quonset barn in the northeast corner.

Water:
This farm is in an area with very good water. The sprinkler is nozzled at 750 gpm. The pressure at the pivot is set up for 21 pounds of pressure, but it actually runs closer to 25-27 pounds.

History: 
The farm is locally known as the Haberer Farm and has been owned by the same family for 3 generations now. 

Improvements:
The well on the west side is 75 HP with new bowls. The well closer to the pivot is an electric 50 HP. The Zimmatic sprinkler has bigger tires. A Quonset barn also sits in the northeast corner of the property.

Minerals:
The current owners intend to keep half of the mineral and wind rights.

Landscape:
The farm is mostly flat with a slight slope in the ground. The soils here within are listed with the accompanying percentages with total area of interest equaling 100%: Olton clay loam (OcA) 50.2%; Pep-Estacado loams (MeC) 19.5%; Pullman clay loam (PuA) 14.7%; Posey complex (PoB) 13.6%; Olaton clay loam (OcB) 2.0%.

Zoning/Easements:
The farm is outside any municipality and not zoned. There are no known easements that adversely affect operation of the farm. It is anticipated that all existing easements will be identified by surveys performed in connection with the sale process.

The farm is located in the southwest quadrant of Castro County about 2 miles west of the community of Flagg, Texas.

Access:
The property has access on the east by CR 506 for about ½ mile and on the north by CR 622 for about ½ mile.

Directions:
From Dimmitt, Texas, head west on HWY 86 about 5 miles to FM 1055. Go south about 7 miles to FM 1524 at Flagg. Go west about 2 miles to CR 506 and go north about ½ mile to property on the east side of road.
