Two seperate parcels of irrigated farmland in Castro county. Both properties have paved frontage on FM 1524. 

Parcel #1:

Has 3 valley pivots--the 2 south ones are 1980's models, the north pivot is approx. 3 years old. Each pivot has 1 electric well -- the 2 south are nozzled at 550 gal., the north is nozzled at 675 gal. Highly productive farm, well maintained. This farm is in a great water area, with paved highway access on west and north sides. (on the N/E corner of this parcel is a house and 9 acres that do NOT convey with this land.)

Parcel #2:

2 valley pivots (1980's models), each has an electric well. The north pivot is nozzled for 650 gal., the south is nozzled for 350 gal. This parcel is also located in an excellent water area, well maintained and productive.

Water:
Flagg Farms are located in a great water area. There are a total of five sprinklers each with an electric well. Two are nozzled at 550 gallons, one is at 650 gallons and one at 350 gallons. 

History: 
Over the years, the land has primarily been used for irrigated farming.

Improvements:
There four 1980's Valley sprinkleres. One sprinkler has been updated and is approximately three years old. All wells are electric. 

Minerals:
Mineral rights could be negotiated with the sale of the farms.

The farm is mostly flat and readily available for general farming uses. The farm is outside any municipality and not zoned. There are no known easements that adversely affect operation of the farm.  It is anticipated that all existing easements will be identified by surveys performed in connection with the sale process.

Directions:
From Dimmitt, go south on HWY 385 about 8 miles to FM 1524. Go about 1.5 miles to the SE corne of Parcel #2. Continue 3.5 miles to the NE corner of Parcel #1.
