The property is located just under 1 mile north of Farnsworth, TX, or about 11 miles SW of Perryton, TX. The closest international airport is in Amarillo, TX, and is right at 105 miles from the property.

Description:
With +/- 730 acres total, +/- 487 acres are  under center pivot irrigation. There are 2 wells with 1 new. Each are pumping at 500 GPM. There is a potential for more wells if needed. Three phase electricity runs down the south and west sides of the farm. The perimeter is completely fenced and is in very good condition.

Water:
The property has a newer well along with an existing well that each produce about 500 GPM for a total of 1,000 GPM. Owner has performed some other test holes as well that look very good.

Hunting:
This area is known for the excellent pheasant hunting. There are also some quail and deer that are seen occasionally.

History: 
Throughout the years, this property has been producing mainly corn, milo, and wheat.
