This Hall County CRP land is located about 15 minutes west of Memphis, Texas or about 8 minutes north of Lakeview, Texas. Amarillo International Airport is located about a 1.5 hour drive to the northwest of the property. Also, Oklahoma City, Oklahoma, is about a 3.5 hour drive to the northeast.

Description:
Located in the southeastern Texas Panhandle, this quarter section of recreational land is a great place to getaway for weekend hunting trips. Within an hour and a half of Amarillo, Texas, this hunting property is ideally located. White tail deer can be seen in abundance across the property for its natural brush cover and shelter belt of trees. The land is also home to a healthy population of quail. Of the +/- 160 acres,  +/- 152 acres are currently enrolled in CRP until 2020 at a payment of $35.80 per acre annually.

There is one submersible well drilled on the property at a depth of about 100 feet. Additionally, Spring Creek runs seasonally near the eastern border of the property attracting wildlife to the area.

This Hall County recreational land, is the perfect hunting property getaway. The combination of large tree cover, open grazing land and rolling topography creates a place for Quail and White Tail Deer to call home.

History:
Over the years, the property has primarily been used for recreational purposes.

Improvements:
Dry Creek boasts good fencing and one submersible well. There is also an electricity line that runs along the north side of the property allowing for further development.

The current percentage of owned mineral right is unknown at this time.

The landscape is typical of the area with a slightly rolling topography. The soils here within are listed with the accompanying percentages with total area of interest equaling 100%: Miles fine sandy loam (MfB) 39.3%; Miles loamy fine sand (MmB) 26.6%; Veal fine sandy loam (MaB) 21.6%; Veal fine sandy loam (MaC) 12.5%.

Zoning/Easements:

Directions:
From Memphis, TX, go southwest on HWY 256 to CR E. Continue for about 1.2 miles to CR 17. Go north for about 1.5 miles to southeast corner of property. Property lies on the west side of the road.
