Deaf Smith Farm is located approximately 42 miles from Amarillo, TX, 17 miles from Hereford, TX, and 13 miles from Vega, TX.

Water: 
The properties water rights will transfer in full to the new owner/s.  Water, pumped from eleven irrigation wells, is distributed through a system of underground pipes to two half-mile center pivot Valley sprinklers that furnish water to the crops.  The sprinklers are nozzled at 750 gallons per minute (gpm).  The wells include a Dockum well, drilled in 2011, and 10 Ogallala wells.  They are operated below their full capacity to insure strong, consistent water flows to the sprinklers throughout the irrigation season.  Electricity provides power to the sprinklers and irrigation wells.

History:
Historically, the farm has produced corn, grain sorghum and wheat.  During the past 6 years, the owners have worked to develop the farm into an efficient operation that produces consistent crop yields.  Depending upon commodity prices and related economic factors, crops produced are sold on the open market or to local feedlots and dairies.

Improvements:
An approximate 800 head capacity grow yard sits on the Southeastern corner of the property and covers an area of 6 acres.  Pipe fencing, load-out chute, scales and two earthen silage pits sit just to the East of the yard.  A domestic well with an electric submersible pump furnishes water to livestock at the yard.

Also, on the Southeastern side of the farm alongside CR 21, is a three bedroom, two bath brick home.  This home is +/2,168 square feet, has an attached small two-car garage, slab foundation, metal roof and central heating & air conditioning.  The house is supplied with water by a separate domestic well with an electric submersible pump and has a private septic system.  The house sits on approximately 1.5 acres with county road frontage.

The property is partially outlined with 5-strand barbed wire fencing and hot wire that is in good condition.

Minerals:
This offering includes 100 percent of the mineral rights owned by the seller/s.

Landscape:
The terrain is flat and readily available for farming usage.  The soils here within are listed with accompanying percentages for area of interest totaling 100%:  Pullman clay loam (PuA) 51.2%; Pullman cla loam (PuB) 26.4%; Pep clay loam (PcB) 12.4%; Pep clam loam (PcC) 5.9%; Randall clay 4.1%.

Directions:
From Hereford, TX, drive North on Highway 385 for 17 miles.  Then, you will take a left on County Road 21 and continue for one mile.  The property will be on your right.

From Amarillo, TX, drive West on Interstate 40 to Vega, TX.  Then, you will head South on Highway 385 for thirteen miles.  Then, you will turn right on County Road 21 and continue for on mile.  The property will be on your right.
