Location:
The property is located about 3 miles southwest of Hereford, Texas. Amarillo, Texas, is about 45 minutes to the northeast of the property.

Acres:
±288.21

Description:
Great opportunity to own an established irrigated farm just minutes from Hereford, Texas, setback off Highway 60. There are approximately ±120 acres currently under center pivot irrigation with an additional ±90 acres setup for a second center pivot, however there is only one Zimmatic sprinkler currently setup on the west half of the land that is towable and used on the east half as well. Close to major feedyards, dairies and in the center of a irrigated farmland hub. There are at least 4 irrigation wells currently in working order ranging in depths from 240 to 350 feet deep. The property is completely fenced with barbed wire and has a livestock catch pen. 

Water:
There are 4 irrigation wells in working condition with a possible 5th irrigation that is believed to be on the property. A new survey will determine ownership. All of the wells are equippped with sumbersible pumps varying from 5 to 15 HP. With the 5 wells, the combined output is approximately 300 GPM per the owner. Without the 5th well, the combined output would be 250 GPM which equates to about 1.19 GPM per wet acre over the ±210 acres of current and potential irrigated acreage. Hunting:
The property has not been used for hunting purposes because of the close proximity to residences surrounding the land.

History: 
Over the years, the property has predominately been used for irrigated farmland uses and grazing cattle. 

Improvements:
The property is completely fenced with 5-strand barbed wire fencing on steel posts in good, working condition. In addtion to, there is a small fenced livestock trap in the northeastern portion of the land and is constructed of barbed wire and steel posts as well. The Zimmatic sprinkler on the west half of the land is a towable seven tower electric drive center pivot covering approximately 120 acres of irrigated land on the west half and when moved to the east half covers an additional ±90 acres.

Minerals:
The current percentage of owned mineral rights is unknown at this time. 

Landscape:
The land is mostly flat with a slight slope towards the northeast. The soils here within are listed with the accompanying percentages with total area of interest equaling 100%: Pullman clay loam (PuA) 86.7%; Estacado clay loam (EcA) 13.3%.

Zoning/Easements:
The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the farm. It is anticipated all existing easements will be identified by surveyors.

Access:
The farmland is setback from HWY 60 but has access from Tierra Blanca Rd for about 1/4 mile on the east and from CR 4 for about 1/2 mile on the north side.

Directions:
From Hereford, Texas, head southwest on HWY 60 for about 3 miles to CR 4. Go west about 1/2 mile to the northeast corner of the property.
