Location:
The property is located about 1 hour southwest of Amarillo, Texas, and about 1.5 hours northwest of Lubbock, Texas.

Acres:

Description:
+/- 418 of the 670 acres are irrigated with +/- 340 under center pivot. Seller has upgraded and reworked most of the equipment over the last year and just recently installed the drip irrigation. There is an equipment shop that sets on the east side of the property with access from a paved highway. Seller is willing to negotiate a lease back. There is also alternate income potential from the current wind lease.

Water:
Seller has only been using seven wells to irrigate and says pumping capacity is roughly 1,000 gpm.

Hunting:
Hunting would be limited to migratory birds and pheasant.

Improvements:
Property has an early 90 model Valley 13 tower center pivot nozzled at 900 gpm with new hoses and drops on 60" spacing and 38" tires. The drip irrigation was just recently installed on 30" spacing. Seller installed two new motors in 2015 on the gas wells, in which one is a V6 and the other is a V8.

Minerals:
100% of owned oil, gas, and wind rights will convey. Property currently has a wind lease in place and seller has executive rights.

Landscape: 
The ground has a slight slope from north to south at the center of the property. The soils here within are listed with percentage totaling 100%: Pullman clay loam (PuA) 44.3%; Olton clay loam (OcB) 24.6%; Bovina loam (BvB) 7.1%; Randall clay (RaA) 5.7%; Bovine loam (BvA) 5.6%; Olton clay loam (OcA) 3.6%; Acuff loam (AcC) 2.2%; Estacado clay loam (EcA) 1.7%. Zoning/Easements: 
The ranch is outside any municipality and therefore, not zoned. At the present time, there are no easements that adversely affect operation of the property. It is anticipated that all existing easements will be identified by surveys performed in connection with the sales process.

The property sits in the northwest corner of Castro county between HWY 60 and HWY 86.

Access:
This property can be accessed on all sides with paved HWY 1057 along the east side and caliche road CR L along the south side. There are also private roads along the west and north side.

Directions:
From Hereford, TX, take HWY 60 west approximately 8 miles to Summerfield, TX. Turn south on HWY 1057 and continue 10 miles. Property will be on the west side of the HWY.

From Dimmitt, TX, take HWY 86 west 12 miles until you reach HWY 1057. At the intersection of HWY 86 and 1057 turn north and go about 3.5 miles. You will be on the SE corner of the property.
