The property is located about 65 miles northwest of Lubbock, Texas and about 80 miles southwest of Amarillo, Texas.

Description:
Highly productive irrigated farmland covering over 4 sections in size. The property also features areas suitable for cattle grazing creating a perfect combination. There are also main transmission lines running through the property making it possible for wind turbine placement in the future. Great possibility for stocker and cow/calf operators. It could be converted to run roughly 1500 mama cows and calves to a yearling weight, without having to add many modifications. The property would be "drought proof" compared to a traditional ranch.  

Water:
The property is in a good water area. Per the owners, the large half-mile sprinkler is nozzled at 2,000 gpm. Additionally, 3 of the sprinklers are nozzled for 400 gpm and the rest are at 500 gpm.

History:
The farm is locally known as the Axtell, Merritt, and Wise Farms and has primarily been used for production of corn, alfalfa, wheat, cattle grazing and other general agricultural uses. There are 5 circles of established alfalfa.

Improvements:
Improvements include 33 irrigation wells, 13 pivots, permanent series of barbed-wire fencing with the exception of the 3 north and 3 south quarters. Structures on the farm include a newer 50x100 metal barn with 18’ walls and half concreted. Other structures include 2 Quonset barns, grain tanks with elevator leg, 60x150 hay shed, and some corrals and other cattle working facilities.

Minerals:
Owner will convey 100% of owned mineral rights.

Landscape: 
There is a variety of terrain here, with some areas that are on the Running Water Draw are sloped. Other land is mostly flat.

Zoning/Easements: 
The farm is outside any municipality and not zoned.  There are no known easements that adversely affect operation of the farm.  It is anticipated that all existing easements will be identified by surveys performed in connection with the sale process.

The property is located in the High Plains Underground Water Conservation Disctrict No. 1.

Area:
The farm is located in southern Castro County about 2 miles west of HWY 385.

Access:
The property has access on the east by CR 512, on the west by CR 510, and on the south by CR 629.

Directions:
From Dimmitt, Texas, go 15 miles south on HWY 385 to County Road 629. Go about 2 miles to the west to property on the north side of the road.
